What to check before buying a plot in Bahawalpur

I develop housing schemes, so treat this as interested advice — but the checks below are the ones I would apply to someone else's project before putting my own money in.

Ask who owns the scheme

Not the brand name. The person. If nobody can tell you who is personally responsible when something goes wrong, that is your answer.

Ask what is already built

Roads, drainage and electricity are expensive and unglamorous, which is why unserious developers defer them. Visit the site. If the boulevard is still a dirt track two years after launch, the brochure is fiction.

Ask to see a delivered project

Any developer with a history can point you at a scheme that is finished and occupied. Go and speak to the residents without the developer present.

Read the payment plan for what it does not say

Development charges, possession charges, and transfer fees introduced later are how a cheap plot stops being cheap. Ask for the total, in writing.
